My Florida Regional MLS Brokers: Zillow Group Opt-In Deadline April 7

This is an excerpt of an email that I received from
My Florida Regional MLS:

 

"Dear Broker,

URGENT: If you want to syndicate your Listings with Zillow Group take action now!

Recent changes between ListHub and Zillow Group require a new opt-in for all brokers who want to send their listings to the Zillow Group. Opting into the Zillow Group automatically syndicates your listings to their network of sites including: Zillow, Trulia, Hotpads, Yahoo! Real Estate, MSN Real Estate, HGTV Frontdoor, Streeteasy, Leju (leading Chinese website) and GoogleNow.
 
On April 7, 2015, brokers who have NOT opted in will not have their listings advertised on any of the websites in the Zillow Group until the new opt-in is completed."


I have decided to opt out which is a revolutionary act these days.

Why am I opting out my listings from the Zillow Group?

The number one reason is they charge us for our data from our listings. The second reason is because Zestimate data is not accurate which makes my job much more difficult.

How is that possible?

Because brokers allow them to do so.

This broker will not.


Actually this licensed real estate broker in the State of Florida and this managing broker and designated broker in the State of Washington will not.

Don't worry. They will continue to do well without me. They will be fine.

Customers should know that the most accurate data comes from their local MLS. It is your local MLS that empowers you to sell your home or in the case of buyers to find homes that fit your criteria.

That is one great thing about the Northwest Multiple Listing Service (NWMLS) in the State of Washington. I am also a licensed managing broker in the State of Washington. NWMLS does NOT syndicate listings to Zillow! or to Realtor(R).com which is revolutionary.

 

In fact the Northwest Multiple Listing Service (NWMLS) in the State of Washington fined Zillow a member of NWMLS for their "Coming Soon" feature which violates rule 2c.

Lana, as a broker myself I will have to make a decision when this issue comes to our market. Not sure if I will go with Opt In.

Thinking outside the box

Lana, This is a serious problem and I am not sure where I stand on this.

I need to really give this some time to digest. What is the downside for our clients for opting out?

Hi Frank. We were recently notified on this. It was an easy choice for me. The Northwest Multiple Listing Service (NWMLS) in the State of Washington does not syndicate listings to Zillow. That is where they are ahead of the State of Florida in that area.

Hi Bob. Thanks. As you know in the State of Florida... it is the brokers who own the listings. A downside of sellers is that they will less likely receive low-ball offers due in part to the inaccurate Zestimates. Instead they will more likely receive better offers.

The Northwest Multiple Listing Service (NWMLS) in the State of Washington does not syndicate listings to Zillow or to Realtor(R).com. That is where they are ahead of the State of Florida in that area.

Hi Lana, if the public doesn't find your listings on Z, they'll just find another option anyway.  There is no shortage of real estate portals out here.  Interesting that Z is now running tv commercials.
