I have had this happen to me three to five times in my Real Estate career where my client or principal has just as much or more savvy as to what we needed to get done and why as I did. It was awkward for me to have to switch hats from always being on point to carrying out specific instructions regardless

MINE WORKS

My style of Real Estate is to have everyone on board, knowing what is going on and why and to explain or brief what comes next as we travel, plan and implement strategy. I also include marketing and advertising as part of my services too. I get it all going at the same time and we always hit the ground running

WHAT ABOUT THIS AND THAT?

Having someone else call the shots while I carry out the role assigned to me and nothing more is hard getting used to in the first introduction of it. But it works if we all agree. The start-up is a little dicey but doable because I always have questions...lots as I should.

STANDBY

Right now, I have a client that is super savvy, planning out everything in detail and has informed me that I will be contacted when the $750,000 dollar home is ready to be listed and sold. I had so many things to discuss, consider and to want to implement ahead of time that all make sense and would garner in good results but instead, I am told....Standby

LET ME KNOW?

After getting getting used to and adapting to the team arrangements, it is a little awkward but it works just fine because it is important to me that the needs of the client gets priority. Then, I must make sure that procedures, timing, ethics, paperwork and all the rest chime in. Well it will, but when the shot-caller says

GOOD ANSWER

What you learn when you are put into another position is how things look and run from that point of view. I find it fascinating to say the least. Again, I am prompted to always say something but it is answered just like if I answered it and was in charge. Fine.

SOME DATA TRICKLING IN

My strengths will be to carry out all my instructions to a tee. I am already getting some of them. Only pre-qualified/verified people to see the home. My client doesn't want just anyone trampling through. Got it! He also wants to make all the repairs and have the place immaculate before listing. Got it!

CAN WE TALK?

He is expecting a bidding situation meaning more than one will want it. He knows I can make, create and handle that so enough said for now. I have asked him to conduct a pre-sales meeting. Not now he says but soon and I feel the pain of my pro-activity gene aching away

BUSINESS PLANNING

In my other past experiences, I had to do a lot of out of the box thinking and acting when I was working for a developer. Offers, escrows and assembling parcels according to the business plan of the developer required team playing and a lot of unknowns. Again, I like to know up front but this operation said otherwise

OKAY...LET'S ROLL!

I am enjoying the view and the position from the place I am in. If my client is happy, likes to call the play, knows what they are doing and requires a support player, I can do this just as long as it performs according to all the rules of Real Estate

Richie as long as it's within the rules of Real Estate and the savvy they have is a factual thing and not hubris then I am all for following the plan set before me by the seller. It's far more often though that the client doesn't have the facts straight before setting their "plan " in motion that problems or potential conflicts occur.

Richie, I've had times I've been reliant upon a client's better knowledge about a specific neighborhood.  They KNOW they know more than I do because we've had that frank discussion.  Usually they're okay with that because what they really want is what I can bring to the table, an honest neutral viewpoint.  And if at any point I realize I can't help them to the best of my ability, we'll have another discussion about bringing in another agent better armed for what they need.
