Real Estate Market in Kathleen GA

There may be less inventory (4+ months worth) in the Real Estate Market in Kathleen GA but that has not stopped both buyers and investors from making a splash in this market! Overall, this past month was an excellent time to be a seller in Kathleen GA as many homes found their way to the closing table in a variety of price points. Like most markets, sellers who market priced their home saw the most activity and closings.

The number of home sales (21) went up 52% from the same time-frame in 2014 and up over 10% from the 12-month average. Quite impressive considering this is not normally one of the better selling months in this community. The sales price to list price ratio went down slightly to 97.99%, just off the annual average of 98.27%, but the average sales price was at $197K representing the highest total in the past 6 months. When sellers listen to their agent and right price their home, good things happen in the Kathleen GA real estate market!

Also good news was the number of days-on-market for homes that sold (76 days) went down from the 12-month average (85 days). Hopefully this is a trend that will continue for the rest of the year!
