Your title says it all for some of my past clients that did not jump and now its priced out of their range.

Same here in Tampa. We can officially say to our clients "What you think about today and make a decision tomorrow about; someone thought about it yesterday and made a decision today!"
We just were in a situation home was on market 3 days. We showed; we went back; buyers wanted to make an offer so we did. 4 other offers were made as per listing agent. Our buyers knew home was priced right where it should be based on CMA we did with them. So after discussion on Monday; before listing agent presented all offers, our buyer increased their offer to $7,000 over asking price. We advised that there would be no way it would appraise, because it was priced dead on. VA Loan so once the appraisal comes back they will purchase back at list price. The market is always changing and we have to change with it.
