Step-By-Step Instructions to Develop An Investor Niche

1.  Attend a seminar that teaches you how to analyze small investment properties using Gross Rent Multiplier, Cap Rate and Cash on Cash. It's important to understand what is important to an investor client. . .before and after-tax cash flow.

2. Attend an advanced 1031 exchange seminar that teaches you some of the more esoteric aspects of 1031 exchanges, especially how holding title as a business entity can affect the 1031 exchange.

3. Develop marketing materials targeted at attracting investor clients and highlighting your 1031 exchange and investment property knowledge. Check out this source for customizable 1031 and investment property handouts/flyers.

4. Develop professional referral sources through accountants, financial advisors and attorneys. See my post on building your referral team.

Great ideas.  Investors often know a LOT about real estate.  Having some extra help and tax advice is key to our successes!

Lisa ~~ Great job educating the agents. As REALTORs, we need to do a better job reaching out and educating the public.  There are people out there who would like to learn more about it but aren't sure if investing is right for them. They may be afraid to call real estate agents because they don't want to run into someone who will "sell them a wrong property".
