Let's talk about apartment buildings that are turned into condos. What does that mean for a condo buyer? First and foremost are the firewalls between condos. Building standards of past were different for apartments and condos. Recently an apartment complex that went condo many years ago that did not have the required firewalls between units burned. At the time the conversion to condominiums was made it was not a building requirement. Unfortunately for the condo owners here the condos burned to the ground... and due to the lack of water pressure for fire fighters to fight the fire. Who would think to check with the fire department or water company on the pressure for water if your condo went up in flames?! Additionally, all these condo owners are required to maintain and pay their monthly condo fees even though their condo is no longer habitable. That is right so understand this fact and read your condo documents. What does your condo insurance cover?
With the ice dams that impacted so many homes and condos this winter, it is not surprising to see damage done to many condos. It can impact your master liability insurance for the whole condo complex. One condo complex in RI is being told that the insurance will not cover them anymore with the $1million in damage due to ice dams. A couple thousand dollars is immediately being levied on each condo owner...and yes the monthly condo fees must be paid also.
Understanding a condo complex and buying into one is not just for the good times but the bad as well. Yes, it is once in a great while these situations arise but you need to be aware of the consequences to you in ownership. Just like if your home had a major fire, do you really know your insurance coverage and how it will cover you successfully as the house is rebuilt, mortgage payments paid, etc.
Work with a real estate agent that asks the right questions. However, no agent is all knowing. Be prepared to do your due diligence before you sign that purchase and sales agreement. Know the facts and enjoy your condo ownership well.
