What You Don't Know About Condo Complexes Can Hurt You

 

This was a very tough winter for some condo complexes.  From condo fires to ice dams that caused many condo RI condo complex in real estateowners to be displaced and ultimately impact the costs to
them.  It is always said that digging deeper into a condo complex in RI real estate is a must anywhere.  What one may find is enlightenment to a condo buyer.

 

Let's talk about apartment buildings that are turned into condos.  What does that mean for a condo buyer?  First and foremost are the firewalls between condos.  Building standards of past were different for apartments and condos.  Recently an apartment complex that went condo many years ago that did not have the required firewalls between units burned.  At the time the conversion to condominiums was made it was not a building requirement.  Unfortunately for the condo owners here the condos burned to the ground... and due to the lack of water pressure for fire fighters to fight the fire.  Who would think to check with the fire department or water company on the pressure for water if your condo went up in flames?!  Additionally, all these condo owners are required to maintain and pay their monthly condo fees even though their condo is no longer habitable.  That is right so understand this fact and read your condo documents.  What does your condo insurance cover?

 

With the ice dams that impacted so many homes and condos this winter, it is not surprising to see damage done to many condos.  It can impact your master liability insurance for the whole condo complex.  One condo complex in RI is being told that the insurance will not cover them anymore with the $1million in damage due to ice dams.  A couple thousand dollars is immediately being levied on each condo owner...and yes the monthly condo fees must be paid also.

 

 

Understanding a condo complex and buying into one is not just for the good times but the bad as well.  Yes, it is once in a great while these situations arise but you need to be aware of the consequences to you in ownership.  Just like if your home had a major fire, do you really know your insurance coverage and how it will cover you successfully as the house is rebuilt, mortgage payments paid, etc.  

 

Work with a real estate agent that asks the right questions.  However, no agent is all knowing.  Be prepared to do your due diligence before you sign that purchase and sales agreement.  Know the facts and enjoy your condo ownership well.

Jon Zolsky, Daytona Beach, FL you raise excellent points!  Truthfully it is a crap shoot many times & shame on the city for not being aware of water pressure for this large condo & protecting homeowners...yes, the other docs may not cover any of these noted issues...knowing the insurance coverage & specifics- who looks at when buying??  Yes, they are rebuilding here...actually scary to know What We Don't Know when we buy...most agents are not in tune.  thanks & I know you deal with far more condos in high rises than I do.

I saw that building in Warwick on the news, pretty awful. On the lending side we do a lot of digging into the financials to discover any pending assessments as well as check the master and unit policies, but I also reccomend they speak to someone that lives there to get a feel for how the place is run.

There is so much boiler plate and fine print in the condo docs that it is very difficult to sort out the good info from the vast volume of the rest of it. Most docs are copied from a common source and so they look pretty much the same wherever they appear.

I believe most buyers do not really read and understand those docs; they just buy on faith that things will be OK in the future.

Only in hindsight do buyers find out what the weaknesses are. Like in  a stock prospectus, if buyers really understood what the docs are explaining and warning about, there might be very few buyers.

There are ups and downs to condo ownership.  I had a condo and it was nice, and I must say I was closer (in a good way) to my neighbors there than anywhere else I have lived.  But there are also problems.  Be sure you understand where the Association policy leaves off and your Condo Coverage should begin.  Get caught up in HOA litigation with the builder can be a big problem too.

It's important for Buyers to know and understand the financial situation of the complex, how much reserves, dues delinquencies etc. I have an investor client who loved condos (when they were cheaper) and I was amazed how poorly many complexes are managed. If they don't have adequate reserves the upkeep will deteriorate, or they could have a large special assessment pop up.

Ginny this is a smart topic for condo buyers. One thing I add is examine the financials of the HOA. See how well funded the reserves are and look at the minutes for future projects that are big ticket items. Costs can change and that's important.

All Buyers looking at condos need to have a heart to heart discussion about condos.  There are pluses and minuses. Last year a Buyer purchased a condo in a development that had  a pending HOA lawsuit.  The Seller and listing agent were not aware of the lawsuit.  Due to the pending suit and unknown outcome, lenders would not lend money to Buyers purchasing in the complex. Both Sellers and Buyers suffered and property values decreased. My Buyer went through three lenders and paid for two appraisals before finding a lender who would fund a loan to purchase a property in the community.

The due diligence on the condominium financial statement and budgets is always a huge part of the buying process.  Getting an idea about assessments, future capital improvement projects, monthly increases is definitely a big aspect of educating yourself before you sign a contract.
