The influx of new listings continues with 22 new listings in Arrowhead Woods alone on the agent tour this week.
One new lakefront 4 bedroom, 4.5 bath listing in Point Hamiltair for $5,199,000.
There were seven price reductions on the whole tour:
770 Cottage Grove, Crest Estates- 3 br 1 ba reduced to $299,000 (agents in our tour re-cap group thought this was a good price for this property)
27520 West Shore, Arrowhead Woods - 3 br 3 ba reduced to $999,000
590 Pioneer, Arrowhead Woods - 4 br 2.5 ba reduced from $395,000 to $319,000 (re-cap group thought this was a good buy at the new price)
27318 Matterhorn, Arrowhead Woods - 3 br 1.5 ba reduced $18,000 to $327,000
26525 Walnut Hills, Arrowhead Woods - 3 br 2 ba reduced to $325,000 (tour re-cap group thought this was still a bit high)
332 Lookout, Twin Peaks - 3 br 1 ba reduced to $165,000 (tour groups agrees that this is a pretty rough property)
31150 VAlley Oak, Running Springs - 4 br 2.5 ba reduced to $395,000
There were two new construction properties on tour:
387 Spruce, Arrowhead Woods - 3 br 2.5 ba for $529,000. (the tour re-cap group thought this one was considerably overpriced)
26364 Forest, Twin Peaks - 3 br 2.5 ba for $372,000 (the group thought this was very nice - perhaps a bit overbuilt for the area. Price could come down a bit)
Two condos were on tour:
27657 Peninsula Drive #104, Arrowhead Woods - 3 br 2 ba for $349,950 with level entry (re-cap group thought it was only a little high on price)
872 Sierra Vista #1, Twin Peaks - 4 br 3 ba for only $179,000 - listing agent says this one is over 2000 ft sq. This is a pretty fantastic price....
Two lots:
719 Golf Course, Arrowhead Woods - $155,000 for this lot with great views of Grass Valley Lake. Includes topo and plans. Access from Tunnel Ct.
277 N. Fairway, Arrowhead Woods - $69,900
Only one bank-owned property on the tour this week and it is a good one:
31365 Lightfoot, Running Springs - 3 br 2.5 bath with 2 car garage and level entry for $295,000. I think this one is a great deal. New carpet and interior paint, large fenced-in back yard. Master bedroom and bath on main floor. Upstairs family room could easily be another bedroom. I'd sell this one....
