Today's discussion is about "Place", one of the 4 P's of marketing. Last week we discussed that successful agents and businesses understand marketing, and we talked about "Product".
So the "Place" in marketing is where you decide to sell your "Product", which we determined was you. So its where you work, the area you work in, and your delivery of the product.
When I started in real estate I thought the "place" was everywhere, and I soon found out that I was travelling more than I should, and was too scattered to be effective.
So here is what you should do:
- Decide where you will base yourself (home, office, car)
- Next decide your platform-will people come to your office, will you go to them, will you be internet based?
- Then decide on where you will market yourself-goegraphic location, neighborhood, city and what side of the city, etc
- Finally, make sure all these are consistentent with your product
For example-let's say you decide to be office based, in a small town, and will be face to face delivery system. Then you decide to market on the internet to first time buyers looking to buy urban property in a large city areas. See-it doesn't fit!
I can already hear the complaints-"I don't want to limit myself". I understand and thats fine, but marketing will always win! Ask Pepsi, or Mercedes, or any other successful product.
So to be succcessful, market your real estate career like a business!
