Utah listings NOT on Zillow/Trulia

Yes, it's been a long time in the works and we all wondered, could this really happen?  Well it has!  And 4 days from now ALL istings will be removed from Zillow and Trulia.  Really ALL?  Well no not all of them,  Keep reading and I'll explain why only a portion of them will be removed.  

 

Zillow and Trulia lost their contract to receive listings from ListHub and as a result this left Zillow to independently set up agreements with each and every mls across the country to gain access to their data.  However, the contract offered by Zillow to the Utah mls was not agreeable, so as of April 13th Zillow will be required to have all listings removed.  It is our data after all, so will Zillow step it up?  Do they really need to?  And unless they can come to an agreement Zillow, the once mighty internet giant may not have the same impact on the Utah market.

 

In the meantime what kind of impact will this have on home sellers and brokerages in Utah.  Zillow had become an internet traffic leader amongst the competitors.  With internet presence and exposure for individual properties being so crucial there will be a dramatic change to the exposure they receive.  Many brokerages and agents have also come to rely on the leads that are bought from these sites as well so if they don't get the leads from the listings being exposed and they're no longer getting leads from these giant lead agregators where will they get their buyers for your home?  traffic

 

Hmmm, quite the dilema for sellers.  And what will the impacts of such a change cause?  The lack of exposure for your home will certainly lead to less buyers looking,  fewer showings, a lack of serious buyers, lower offers and longer time on the market just to name a few key impacts.  This WILL cost home sellers thousands of dollars!  Here's an example of the kind of difference in traffic homes receive amongs major websites:
