This week’s report on home values for Mission Viejo and surrounding areas homes is prepared by a Mission Viejo Realtor Tim Lorenz. The report shows the Orange County Median Prices for resale homes were up 2.4 percent, for new homes up 3.7 percent and for resale condos up 2.7 percent. The sales volume is up for resale homes 14.0 percent and up 0.6 percent on condos and down 18.3 percent for new homes.
- Mission Viejo Zip Code 92691 sales prices are up 2.7 percent and the sales volume is up 53.7 percent.
- Mission Viejo Zip Code 92692 sales prices are down 1.7 percent and the sales volume is up 19.6 percent.
- Aliso Viejo sales prices are down 5.6 percent and the sales volume is up 36.8 percent.
- Laguna Niguel sales prices are down 6.3 percent and the sales volume is down 3.8 percent.
- Rancho Santa Margarita sales prices are down 0.1 percent and the sales volume down 5.3 percent.
- San Clemente Zip Code 92672 sales prices are up 7.9 percent and the sales volume is down 52.8 percent.
- San Clemente Zip Code 92673 sales prices are up 11.0 percent and the sales volume is up 0.0 percent.
The market shows the sales volume has increased greatly in Mission Viejo and Aliso Viejo. The median price statistically is showing little change or movement down. Yet it is my experience that every listing I have is getting multiple offers and selling over ask. Lets watch the market closely. What I see on the ground is a very fast and competitive sellers market.
