How important is having and using a Telephone in Real Estate?

Has the telephone gone the way of the pagers, faxes, dinosaur's and travel agents? Yesterday after trying for near 6 hours to reach a Listing Agent I stopped into their office.  They were there and when told I have been calling them all day to get something for our closing, they said "exactly, you didn't reach me because you didn't text me, I don't answer a phone any longer. Get with the times." My response was short and swift for them to get me what is needed to close or this is not closing.

 

Last night as I sat pondering this conversation, my phone rang.  I answered it and on the other end was a screaming person. "Why are you screaming", I asked. They were screaming because they were excited someone answered. They wanted to list their home and had started calling some of the big companies they saw on TV and could not reach a real person or get someone to answer.  She asked me many questions and was very happy to have me come over to list her home.

 

In summary there is a time and a place for texts and messaging, but the phone is not a tool to be retired just yet. You cant always say what you want or get the information you need in 80 characters or less. LEARN THIS ONE FACT: One should know that All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest Agent or Company. It is important to Hire the BEST Agent. Well said Barbara Todaro my sole task for my listings is to get buyers to see it and call on it. Listings also beeing new listings in which home owners are calling. If other agents wont answer, i will all day every day.

Scott it is ridiculous that agents don't answer their phone or call back.  Just yesterday, while I was teaching a buyers agency class I asked the class how many agents were ok with texting rather than phone calls.  Only a few thought it was a good idea. I then asked if 'negotiation' via text was a good idea.  None thought that was ok. Thankfully.

I usually put in my MLS listings that texting is the "quicker" way to get a hold of me but of course I'll answer any call that comes in when I can.

First ... bad attitude to display to a fellow professional.  Totally understand your clipped response.  But secondly, why would you not use EVERY tool in your toolbelt to facilitate business?  That's just nuts ... and short-sighted.  Have an open mind and serve those you work with and for in ALL manners of communication.  Period ...

Hi Scott - I've run across that same attitude and it really puzzles me. I can't imagine not wanting to connect with people who want to do business - I don't make rules here, the customer or client does.

Scott- that is just ridiculous.  If (and it is amazing to me) an agent only responded to text messages ( again, weird) then they should make that clear at the beginning of your working relationship.

wonder how their client feels about them not answering the phone.  I will text or email if that's the method of communication the other part wants... be it another agent or a client, but if they want to talk it out, I will answer my phone or return the call if they leave a message.

Gene Mundt, Chicago-area Mortgage Lender - www.genemundt.com texts are great for short messages but in a negotiation to get an addendum signed for the bank to get a home to close, it requires the phone to get it right the first time and save 100 texts that could be misconstrued. It was frustating not being able to reach teh other agent when they are holding up closing fo rtheir own buyer

Oh wow...I still live and die by my phone and not just because it texts. I get a lot of calls and yes...I will answer my phone when it rings.

I love my cell phone and reaching out and talking to people is the best part of real estate. Text and emails have their place but I try to call and connect often. Many of my calls are made in my car between appointments,
