Magnolia’s real estate market hitting it’s stride
This Week:
The median list price this week in Magnolia is $999,000 is down from last week’s list price of $1,082,596. Demand measured by the Market Action Index (see MAI chart below) is increasing and days-on-market is trending downward. Even as more properties come available, these are positive trends for the market. .
MAGNOLIA REAL ESTATE SUPPLY AND DEMAND
While the Market Action Index shows strengthening in the last few weeks, prices have have settled in a bit of a plateau. We’re currently in a Seller’s market so prices will likely resume their climb should this trend persist.
Average days-on-market: 70 down from last week’s 74 days.
Percent of properties with price decreases: 31% down from last week’s 23%.
PRICE
In the last few weeks we’ve seen prices in the Magnolia area bouncing around this plateau. Look for a persistent down-shift in the Market Action Index before we see prices deviate from these levels.
