Motivated buyers are great. Motivated and frustrated buyers in the ultra high demand Manhattan Beach real estate market we're currently in are challenging. Unfortunately whenever a "special" listing hits the market there are usually 20 or 30 buyers bidding on the home, and many of them "need" to get this house.
Buyers often think that a simple phone call to the listing agent will get every detail needed to be the winning offer. Statements such as just tell the listing agent that we really want it, or ask them what we need to do to get it, or make sure they know we'll close sound simple enough, until you realize that there are 10 other buyers telling 10 other agents the exact same thing.
As I have yet to have an agent tell me the exact details of the highest and best offer and the exact price we need to be at to get it, there are simply no guarantees. My advice when people say they will do whatever it takes is to tell them they'll have to overpay.....often dramatically (and also come to the conclusion that they realize they're overpaying and are happy to do so). In doing so they may also have to waive the appraisal contingency. Risky business for sure but if it's a house that they'll do anything to get....they may have to do anything and everything.
Generally speaking motivated buyers are fantastic.....but in a market like we have in the Beach Cities motivated often leads to frustration and it's one of the many challenges we face.
