Home staging in Vaughan and Toronto we are asked whether it is better to show a property vacant to show the space in a home or if there is a return investment to stage a vacant home to show the lifestyle of living there to increase the value of the home in the eye of the buyer.
Our answer is always the same.
People buy on emotion for the most part.
Buyers will give an agent a list of their wants and needs however, it is their desires that tip the scales every time.
Buyers want to feel a certain way in their new home. I bet you have had more than one buyer comment that they knew as soon as they stepped into a home that it was "the one" for the them. They can't explain why, they just knew.
We plan the design of each staged home to evoke a certain feeling with buyers. We plan for the ideal target client with the agent and then stage the property to attract them. It works every time. We find the return on investment to be around 10% on the low side and on recent staging job involving a reno of $18K we had a return of $100K.
Here are few of recent vacant stagings that sellers were glad to have made the investment in staging.
Before Living Room..... you can see by the plant that it is a double height room with lots of natural light, although not quite sure on how you would fit furniture in here.
After Living Room... you can see how you would fit your furniture in this room and enjoy the natural light in the space
Here is another example showing a great example of lifestyle living staging.
Dining Room Before....
Dining Room After.....
Investment, minimal.
Impact, priceless.
If you have a property that is vacant call the Go To Girl around town to prepare it for sale.
We will target the ideal buyer by staging it to show the lifestyle of the home and create desire on their part to visit the home in person.
Both of these homes had been listed for months and not sold. They are now staged and SOLD in 5 days.
