Whoever you are, if you end up being the one to buy this home that my client is putting on the market, then you will be one of the luckiest most fortunate buyers to have the experience of getting not only your monies worth, but having the transaction exceed your expectations. The end result? Shangra-La
THIS IS NO SALES PITCH
This is not creative marketing, advertising or some out of the box promotion to get you to do business. NO. I have a client, my seller, who has gotten it into his head to fix every single thing imaginable and then even start adding to the premises all sorts of goodies that don't even exist. He can't stop himself!
I WANT TO GIVE THE BUYER EVERYTHING... PLUS
First off, this is a twelve years new home and is already in excellent condition. When I was consulted on what I thought it needed to help sell, I said just clean it up and you should move this in record time. NO says the seller. I want to do the following. I said..it is not necessary. He says I'm doing it all. Everything!
FIDUCIARY SPOKE UP
If the seller wants to spend thousands of dollars in making this a perfect dream home experience for the next fellow, why in the world would I speak against it? Now at first, since this is my client, I felt an obligation to make sure his interests came first and foremost. Saving him money comes under that
A NEW PATIO WHERE THERE WAS NONE?
He relieved me of that. Every time I meet up with this guy, he is spending more money on house for the lucky to be buyer. The latest is a beautiful concrete patio with stairs over-looking a view. He never had time or inclination to do this for himself, but for the buyer, he is doing it. Unbelievable sez I...$$$$ here
FAIR PRICING?
Another thing that impressed me is we had good conversation on pricing and he did start high but with good intentions. Everyone does. At some point, all the good reasons to price to sell and why kick-in and we have arrived to a pricing that is right on the money (pun intended)...All will agree hands down
EYE-OPENERS
This was/is a custom home. It has all the goodies in it PLUS some. The gourmet kitchen and master bath boast some pretty impressive items not just the quality construction either. For instance, the kitchen has two large free-standing down draft stoves. TWO? How about two dishwashers? Cabinets galore? +++++
WHY ARE YOU SELLING THIS?
This question always comes up when selling a nice place. Why is the seller selling and people listen with interest because it is relevant. My clients reason? Why is he selling a beautiful house (paid for) in immaculate condition with all the goodies plus? WHY? I'll tell you why....
TRADING UP...UP...UP
He bought a piece of land with panoramic views, on a cul de sac in a beautiful part of town wherein he is going to build his paradise home. That's why he is selling. Otherwise, it makes no sense as this home is where anyone would want to end up if they could. Views, location, amenities. Whats not to love?
A RENTAL TOO? WHAT?
It even gets more compelling too. This 3300 square foot home custom lay-out has a separate 1400 sq. ft. two bedroom two bath custom rental unit that goes with it. The rental can fetch $1800 a month and is probably more lavish than most homes let alone rentals. Its got everything too plus a large double garage. Either a large family takes it all over or a tenant off-sets the mortgage amount. Amazing
HOME OR INVESTMENT OR BOTH
$719,000.00 for this bit of heaven for a home or an investors dream. BTW...the land is zoned R-3 making it suitable for three units which opens up another topic for day-dreaming. For approximately $40,000, the main house can be separated into two large fully equipped permitted units. Three on a lot in this neighborhood is scarce and in demand. Two on lot is considered extreme rare value already.
LOADED WITH PRIME
Lots of extras and amenities to list. TOO MANY! I am authorized to find a buyer prior to going on the MLS which should be in about three weeks. When we do activate the agent co-op, this is going to be a buyers agent ($) dream deal and for them and their clients. The new owner can move right in. No muss or fuss or concerns. The place shows a ten and will hold that against any inspection
SOMEONES NEW BORN
I have developed property, remodeled and sold premium properties many times. I was very happy to offer full value for monies requested every time. I love these type of deals! Now, here is an existing piece of property that while twelve years old, looks like it was just born into the Real Estate world
AGENTS...Start your engines! BUYERS...man your check books. Me and my client are nearing ready
No looky-loos and pre-qualification a must. First one qualified gets it. However, I smell a bidding war
