Home inspection are a necessity when buying a home. Once you are under contract, the home needs to be inspected by a qualified home inspector. This process is intended to either uncover potential problems with the home or give it a clean bill of health.
The process begins to break down when relatives or close friends step up to do an inspection. I had a buyer once tell me a good friend would do her inspection. He came in and measured the rooms for her and left. Some inspection.
Today the father of my client will be conducting the inspection. I hope he can do a good job and not get carried away. My fear is that he will not leave the home until he can prove to his son that he can find 1000 things wrong with the home.
My suggestion for home buyers is to hire a professional ( non-relative or friend ) home inspection company that has no skin in the game. I believe that the inspection will be fair and balanced, and not all about finding every paint blemish and floor scratch. Wish me luck today.
