Syndication has been very controversial in the Utah Real Estate Market over the past year.  Brokers have been wondering to continue to release this information to Zillow and Trulia because we as brokers lose our control over our listing -- we as brokers have to protect our sellers and all the information that is released about our listings through the media.

 

Last week the President of our Board of Realtors released this statement:

Many of you recently learned that ListHub (a division of Move, Inc.) terminated its relationship with the Zillow Group (e.g. Zillow and Trulia) approximately one week ago.  As a result of the termination, brokers and agents can no longer directly syndicate their listings to Zillow and Trulia using the ListHub platform.  Some of you have questions about this issue and some misinformation has been circulating regarding what actions may be taken by UtahRealEstate.com and its shareholder REALTOR® associations.

As of today, UtahRealEsate.com is actively discussing this issue to determine what is in the best interest of its subscribers, regardless of brokerage size or national presence. Since negotiations with the Zillow Group may be pending or take place shortly, strict confidentiality regarding possible outcomes must be maintained. The challenge that we and a majority of MLSs across the country are facing is that there simply is not a consensus amongst the thousands of members on which position to take with the Zillow Group (whether to directly syndicate listings or to allow brokers and agents to manually enter their listings with Zillow without MLS involvement).  The two options are controversial and very divergent opinions exist within the state of Utah.  With that in mind, we are proceeding with caution in an effort to make sure the members are best served.

 

Where we do we go from here??? How do we get the exposure we need to best protect our sellers, make sure they receive the highest and best offers in a timely mannor. The internet exposure has been a very big asset to small companies to help them compete with the exposure the national companies receive. One big advantage maybe clients will use our web sites to obtain the up to date realestate information such as www.saltlakecityvalleynewhome.com. Yet we all want what is best for our clients. . . . . this is who we serve.

Sandy - I believe what would be in the best interest of our clients and us as Realtors is to have our own national MLS site where all listings are uploaded. That way, we still have control over the listing, are still shown as the listing agent with our contact info, and the listing still receives all the exposure it needs. This site would be accessible by anyone looking to buy or sell real estate, with certain limitations. Of course, Realtors would have full access.

You know, a site like Realtor.com only better.
