Usually when I write market reports for tiny Kenilworth, I must remind readers that Kenilworth is, well, tiny. That means there are fewer sales, and thus fewer stats. When the numbers are so low, it's not realistic to extrapolate too much from the stats. I like to do quarterly reports, but to analyze what's happening in Kenilworth, it's best to look at a longer length of time.
Nevertheless, here are the sales comparisions between the 1st quarters of 2015 and 2014.
Sales were the same for each quarter but it would seem that prices have skyrocketed. All the other local villages including Wilmette, Winnetka, Glencoe, Northfield, and Glenview are all showing prices increases in 2015. However, this staggering increase of 56% is simply not a valid statistic just shows the vagaries of the price differences in Kenilworth because of its size and number of sales.
So I don't know how much prices have risen, but there is no doubt that they have!
