2015 has turned out to be the "tipping Point" for Land & Farms here in the Palm Springs Valley of California. By 2016, I contend that my horsey friends and clients will be looking at very low levels of Inventory. Manageable sized Equestrian properties are the ones in High demand..those that are 10 acres and below, and there are some Buyers searching for approx. 20 acre parcels.
I Listed 57300 Jackson St. in Thermal, CA., marketed it extensively through my Land & Farms and Equestrian Channels, and had a lot of showings! It took an out of town, HITS horse show competitor to see one of my magazine ads, and write an offer. Wouldn't you know it that I immediately had several back up offers as well! I represented both the Seller and my new Buyers, and we closed in our alloted 30 day time frame. No easy task with horses, tenants, and many inspections to contend with!
Most of my local sales are of course Residential. but my volumn of both Land Listings, and certainly Equestrian Farm Interest has been climbing steadily. It is really important that if you are looking to buy or sell your equestrian property, be sure to get an equestrian specialist that has been in your area for years. Land is the last thing to turn around, and when it does, it pays to be ready!
There are many Inspections that are specific to Land and Farms, so do your research before you enter into a contract! Land, Ranches & Residential..choose wisely..
