Conducting open houses is still a great way to promote a listing you represent, get traffic to the property, feedback from both potential buyers and clients, and promote yourself to obtain new business.

If you only do one thing to market your open houses, remember to add them into the local MLS! I also use the internet syndication tool ListHub to syndicate the listings I represent to over 800 real estate search engine websites. The source of all that data is MLS.  On top of that, I will go into each listing I represent and add it Open House to Zillow.com.  I have lost count of how many properties i have sold because the buyers saw the Open House and decided to stop by.  Even if it is not that one property they are interested in, we started the relationship, all because of the meeting at the Open House.


The way I see it conducting Open Houses are a Win-WIN-WIN!   It shows the client (seller) I represent that I am making an effort to sell their property.  It is promoting my name and "brand".  It is a great way to meet potential new clients (both buyers and sellers).   All this, and what does it cost us?   Hard work can go a long way!

My agent held an open house last Sunday.  He did everything.

Nothing.  Nada. 

Living in the sticks doesn't help.

Sorry to hear it Lenn Harley.  I have found it can be a cummlative effect.  I just had a buyer contact me, wrote an offer on a $370K property because he had met me at an open house I held in the same subdivision a month earlier.   It all adds up.
