One of the things that has happened to our real estate practice is that we have more Buyers than we have had in a long time.
This is because our listings sell quite quickly, there is less inventory, and Buyers who have missed the opportunity to buy our listing, are still looking to find the house that they will call home.
We of course make sure that the Buyer has been to a reliable lender and has a letter of pre-approval. We discuss their present housing situation...do they have a lease, what are the terms....if the lease is broken, what are the penalties, etc. We want
to be sure that the pre-approval is current and the Buyer(s) know
the interest rate, taxes on the property they are considering and any other costs like the Homeowners Association dues that may be asociated with the property.
We check with the Buyer's lender ...when is closing possible...we discuss with the Buyer what is best...AND we call the listing agent...when can your Sellers Close ? 'Decision by committee ? Sort of....but it is also the shortest distance between two points when we all have the same date in mind.
