March recorded a slight increase in the amount of time it is taking to sell a home in Gilbert, Arizona. In February 2015 it was taking an average of 88 days to sell a home which increased to 89.6 days in March. Of course these numbers are only the average or median amount of days. There are some homes in price ranges around $200,000 which are selling much faster, and other homes in higher price ranges which are taking even longer than the average to sell. 

 

Spring and Summer are the busiest seasons for buying and selling real estate in Arizona. The most competitive price range in Gilbert, Arizona currently is that of the first time home buyer. Homes in that price range are being bought up the quickest and some are receiving multiple offers within the first week of being listed for sale. It's a little surprising to see the Days on Market increase from February to March since we are on the cusp of the busy season for real estate but I would not predict that number to keep moving upwards. Historical data shows that during Spring and Summer homes will start selling a little faster than the current trend. But armed with a little knowledge and a hard-working real estate agent from Zion Realty snapping up that perfect home before another buyer gets to it should be a little less stressful!

I think a lot of that still boils down to quality of the home, location and price. If those line up its always going to sell fast
