Can I list my home with multiple agents at the same time?

There is no shortage of short cuts people will try to sell their home. A Manchester Nh area home seller called to list their home. Upon arriving they disclosed their plan to list their homes with 4 agents, The biggest company they could find, The agency with most TV ads, A MA company and a locally owned and operated company.

 

His thought was 4 agents equals 4 times the sale power.  I wondered how many agents would accept an open style listing because I sure was not. The answer was the other 3 all took the listing. The reality this seller will face is little to no effort, no one willing to spend money on ads and little to no marketing. Instead of 100% form one agent, he expected 400% effort. He may get 5% from each agent for a 15% effort.

 

The HARD TRUTH i left him with is there in NO short cuts when listing a home. A GOOD listing agent will provide all of their effort to market, advertise and get the home sold at the best possible price in the quickest amount of time. All other agent have access to the information to be able to show the home to their buyers through MLS, you do not need 4 agents,

 

In Summary a Home Seller deserves the best agent willing to offer 100% effort. A GOOD Agent's job is to work with their Seller through each step of the Selling process. It is not time for trial and error or short cuts.  LEARN THIS ONE FACT: One should know that All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest Agent or Company. It is important to Hire the BEST Agent. I would never take an open listing. Either the seller is commited to me and my marketing strategies or they are not. If not, then we both need to move on.
