Magnolia’s real estate market times increasing
This Week:
The median list price this week in Magnolia is $911,975 is down from last week’s list price of $999,000. The Market Action Index (see MAI chart below) has been trending down lately, while inventory and days on market are climbing. The trends imply a weakening market.
MAGNOLIA REAL ESTATE SUPPLY AND DEMAND
Home sales have been exceeding new inventory for several weeks. However prices have not yet stopped falling. Since the market is already in the Seller’s zone, expect prices to level off very soon. Should the sales trend continue expect that prices could climb from there.
Average days-on-market: 77 up from last week’s 70 days.
Percent of properties with price decreases: 33% up from last week’s 31%.
PRICE
Again this week we see a downward notch for prices in this zip code. We continue to pull back from the market’s highs. At this point, we will be looking for a persistent upward shift in the Market Action Index as a leading indicator for a trough in prices.
