Pasadena CA Historic Gartz Bungalow Court
One of the aspects of my life as a Pasadena Realtor that I like the most is the unique homes and often undiscovered or under-the-radar neighborhoods where I practice.
Gartz Court captured my attention before I entered real estate over 20 years ago. This six home courtyard community was actually moved from another Pasadena location to its current address at 745 North Pasadena Avenue just east of the Arroyo Seco and the Rose Bowl near the Prospect Park neighborhood. Originally built in 1910 and moved to its current location in 1984 the development is an outstanding example of bungalow courtyard living from the early 20th century.
The six homes were structurally enhanced while retaining the charm and character of the early 1900s reflecting the English Cottage and Craftsman style.
Details of the period include: a large welcoming front porch with bench, wide eaves and extended beams, attractive half-timber trim, numerous casement windows and extensive arroyo stone accents. The setting is approximately one-and-one-half acres of nicely landscaped grounds and open space with an inviting central rose garden.
The homes feature one or two bedrooms ranging in size from just under 700 to nearly 1200 square feet with abundant natural woodwork and attractive fireplaces. Each home has a private patio and lawn area along with a two car garage.
Turnover at Gartz Court has traditionally been quite low. Recently a one bedroom/den home at the rear of the courtyard with approximately 679 square feet has come on the market priced at $539,000.
The last sale according to our local multiple listing service(mls) records was in 2013. That was a two bedroom floor plan with approximately 1170 square feet which sold for its list price of $499,000. Prior to that sale, the last mls-reported closed transaction was in 2009.
