There are times when “good-will” is more important than charging a short fee for assisting a condo owner with the sale of his condo to his tenant.  This was a situation that just recently happened to my daughter, and she asked me for guidance on how to handle it.

The condo owner is closing this month.  We gave him the market analysis for the condo; had his tenant pre-approved through one of our lenders; prepared the purchase and sales agreement with the terms and conditions that he and his tenant agreed upon; we set both parties up with attorneys; we met the appraiser at the condo with all of the pertinent documents that were needed; ad we followed up on financing until the buyer was approved.

The condo owner came in today to pay Tammy, and she asked me for my opinion on what she should do.  I suggested she tell the condo owner that she was not charging him a fee but, in return for her efforts, she would appreciate him promoting her.  Any new business that he could refer to her would be greatly appreciated.

This was an ideal time to use that old idiom of “one good turn deserves another.”  He was thrilled with the fact that she really did the entire deal and charged him nothing.  He has a large family and many friends who are also homeowners. 

Our business is one that demands good service, and when that service is provided pro bono, it will come back to you multiple times.  It’s good business. I did it multiple times and reaped very large rewards for it, including multiple subdivisions.  Goodwill pays off generously.
