Live from Cabo Pulmo...and thrilled to be here!  Steamboat Springs real estate sales were almost as quiet as Steamboat Springs on spring break for the week of April 16-23.  There were 12 closed Steamboat real estate transactions for a dollar volume of $4,686,350.  Of those closed Steamboat real estate sales, 6 were single family, 4 were condo/townhome, 1 was lot/land and 1 was commercial industrial.

There were 149 pending Steamboat real estate sales on April 27 for a pending list price dollar volume of $87,300,450.  The average list price for Steamboat Springs pending sales was $585,909 and the median was $380,000.  12% of pending sales were listed for over $1 million, 7% were between $999,000 and $800k, 9% were between $799k and $600,000, 18% were between $599k and $400k, 14% were listed in the $300,000s, and 40% were pending with a list price below $300,000.  Of those Steamboat Springs area real estate sales, 37% of pendings were single family, 42% were condo/townhome, 11% were lot/land, 7% were commercial/industrial, and 3% were fractional pending sales.

This past week for April 24-30, the number of sales remained few, but the dollar volume for closed Steamboat real estate sales doubled to $9,751,500 and with the additional of fractional closed sales the dollar volume was over $10 million.  Of last week's Steamboat sales, 2 were single family, 9 were condo/townhome, 2 were lot/land, and 2 were commercial/industrial.

Again, as of Sunday, May 3, 2015, the Steamboat Springs Board of Realtors reported 149 pending Steamboat Springs area real estate transactions with a dollar volume of $88,838,050.  The average pending sale list price is $596,228 and the median pending list price is $378,500.  13% of Steamboat pending real estate sales have a list price over $1 million, 7% are between $999k and $800,000, 12% are between $799,000-600k, 16% are listed between $599,000 and $400k, 12% are pending with a list price in the $300,000s and 40% are pending under $300,000.  41% of this past week's pending sales are single family, 38% are condo/townhome, 11% lot/land, 8% commercial/industrial, and 2% are fractional pending sales.
