Whose Fault Is It When A House is Not Show Ready?

Recently I was perusing listings for a buyer client and cursing (silently to myself) the quality of the photos. There are literally rooms I could not identify.  So many of the photos were dark and out of focus, I could not figure out what I was even seeing. 

I shook my head at the quality and wondered how these agents had any business.  I was extremely frustrated at what I saw. 

Then I actually got into the houses.

Wow.  I silently asked forgiveness of the agents' whose reputations I had besmirched in my mind...no wonder they didn't waste any time or resources on the photos.

Some of the houses were horrible.

At one point in a subsequent tour, my client turned to me and said, "didn't these people know we were coming?" 

Yes.  Yes, they did. In every case, they had known for more than 24 hours we were coming But sadly, that seemed to make no difference.  

I understand not everyone has the time or ability to keep his or her home spic and span 24/7.

 

But I would like to think when a house in on the market, the owner would 

  • Replace burned out light bulbs so that just entering a house isn't treacherous;
  • Put dirty dishes in the sink, if there is not time to actually put them in the dishwasher or wash them;
  • Scrape the dried food off the floor if there isn't time to actually clean the floor;
  • Kick dirty (yes, DIRTY!) underwear under the bed if there just isn't enough time in the day to put it in the clothes hamper;
  • Pull the bedspread or comforter up, at least, if there isn't enough time to actually make the beds; 
  • Hang the dirty, wet towels on towel racks rather than leaving them on the bathroom floor;
  • Toss the overflowing ashtrays into an outside trash can instead of leaving them throughout the house.

Of course, I'm curious, too...as an agent, I know I would have a long, hard talk with my sellers before their house was on the market looking like this. 

They don't always like the message, but I am going to deliver it.  If they expect full market value, they need to clean it up.  And keep it clean.  

I have had clients spend months getting their houses ready to go on the market when their initial expectation was it would be on the market 2 weeks after they first called me. 

Uh huh. Not happening.  Not until the house is really and truly ready.

Now I understand some people live differently.  And that's fine.  

But if you call me to come talk to you about selling your house, we're going to have a heart to heart about the condition of your house and what I expect from you if you expect a certain return on your investment. 

So, as I am going through these very dirty houses, with the expected deferred maintenance, I couldn't help but wonder if the homeowners were just obstinate or had the agents never set the bar?

Susan Haughton I believe it's the agent's fault for not insuring the home is show ready. If it isn't show ready, don't list it.

This is interesting. As a agent, you have a delimina.   What do you do when the house looks like that?  Do you list it anyway?  Even though you have schooled the owner on how the home should look and you show up to put the lockbox on and and it  did not change, what do you do?

Thankfully I haven't seen what you desceribe all that often, at least recently. Seems it was more a problem during the downturn. The worst seems to be tenant occupied homes. But I have seen a couple that are pretty scary. Some sellers don't seemt o realize that it does make a difference with the buyers, and when they see a home like  that they also assume there are all kinds of issues with it.

I sort of figure that the seller who doesn't want to clean up isn't a truly motivated seller. Then I have to think about how much I really want a listing that will be s hard to sell. It's always a judgement call. However, I have been fortunate for the most part that my clients ask me what they need to do to make the home more attractive to buyers.

Susan, I was previewing homes yesterday. Some were so bad I did not want to walk through. I just don’t get it.  We all have our living styles but when we sell a home and open it to the world to see, for heaven’s sake … we need to clean it!

These kind of houses are the ones that no one wants to linger in to look.  Usually, it's a quick walk through and off to the next one.  These sellers don't realize that they are selling the next property not theirs simply because of condition.

I once had a listing for my best friend's house. I asked him to pick up some of the clutter. He told me potential buyers would just have to "look past it and visualize what it would look like without the clutter."

I think that many agents are afraid to tell the seller the truth.  They want the buyer agent feedback to do the dirty work for them.  Truth is that I won't take a listing if I would be embarrassed to have my name on the sign.  A sign does me no good if it is there for months on end waiting for a buyer that can see through their clutter.  It is a disservice to the public to not correct their condition.  It is the easiest thing to do.  If they don't have money to update their home, that is fine.   But there is no excuse for being dirty.  Thank you for sharing.

We have been to houses where we didn't take the listing because of the condition of i,t and the lack of interest the sellers had in doing anything to improve the condition. We want to sell homes...Not Just List Them!

Susan, it's always surprising to me when the seller doesn't prepare either for listing photos, or for showings. How do they expect to sell their home for the list price?

I'm not an agent, so it's easy for me to say, but I wouldn't take a listing unless I knew it was going to be properly prepared for sale by the owners. I just wouldn't want my name on a home like you describe.

Listing agents do need to accept the responsibility to have those heart to heart talks when the home is not clean and is showing condition.

There will never be a shortage of sloppy people.

Hi Susan Haughton I have a different way of working. I give my client an MLS feed and let them  sort through what they want to see. Even with this method I have come across homes that were not ready for primetime. Shame, shame.

Susan - that is a good reason for a buyer to pass.  I remember visiting a house like this years ago.  The agent really needs to explain things to them.
