Highlands Ranch real estate and Lone Tree real estate - together in a market report. Its an interesting comparison right now. If I separated it out for you right now, Highlands Ranch would have better sales statistics numbers than Lone Tree homes sold. Why? Well, there is a number of reasons. But for the sake of argument, I am going to keep them together for this post since they are lumped together by the Denver MLS.
Highlands Ranch is still seeing decent activity, I especially have noticed an increased in activity in the under $350,000 price range. The regulars still come into play - the best homes in the best condition and with great amenities (views, cul-de-sac, open space) will still sell quickly. ESPECIALLY if we are looking at the under $350,000 price range. Price your home right and it will sell.
Lone Tree's numbers are a little lower but still doing relatively o.k. Yes, it is a little slower but with an overall increase in inventory in the market, I know from just my own buyers, its been a blessing. It is forcing the existing Lone Tree home inventory that may have been overpriced to get real and make considerations about price. Some Highlands Ranch homes that have been on the market for more than 90 days are starting to realize they need to adjust pricing as well.
With all this said, we have just under 5 1/2 months of inventory in Highlands Ranch and Lone Tree for single family homes. The inventory amount for condos and town homes is just over 8 1/2 months in Highlands Ranch and Lone Tree. If you are looking for real estate in Lone Tree or Highlands Ranch, you definitely have options. But that doesn't mean time will always be on your side. I know - I have recently been on both sides of quick-selling homes - the best do go, and fast. Why, because contrary to popular belief, there are buyers out there and they are just waiting for that perfect place to call home.
