How to Prepare Yourself and Your Home to Sell

By
Real Estate Broker/Owner with Cortiers Real Estate

Selling your home is an undertaking and without the right information, it can seem overwhelming. But before you dive into the process, make sure that you and your home are prepared for what comes next!

Hire a professional to inspect your home

Though the eventual buyers will ultimately hire a home inspector, it pays to know what they are going to find first. The heads-up that you receive helps prevent your sale process being held up by unseen issues.

In addition, home inspections provide other benefits:
           - Allows you to make repairs and address other problems
           - Boosts your credibility and trustworthiness with buyers

Find and hire a real estate agent

Selling is an exhausting process that can be like taking on a second job. If you don’t want to hire a full-time agent, you can hire one to help with certain portions of the process. Keep in mind that if you sell your home by yourself, you are in charge of all aspects including completing paperwork and abiding by all laws and regulations.

Though it is not always necessary and it is the seller’s choice to hire an agent or not, there are many benefits of having an agent on your side:

           - An agent can help you understand the real estate market in your area
           - An agent can help you decide when is the best time to put your home on the market
           - An agent takes care of paperwork and helps market and show your home to get it sold

There are many factors to take into account when you are figuring out the value of your home and what is a fair price to list your home. You do not have to go at it alone.

There are professionals that can give you an accurate home appraisal, but to give you a rough idea, here are some factors to take into consideration:
           - The current real estate market conditions and trends in your area
           - Houses comparable to your own that have sold in your area
           - Hard facts: lot size, square footage, condition
           - Desirability factors: location, school district, special amenities (including the “greenness” of your home)

Put your best foot forward

It’s true. You never get a second chance to make a first impression. You want to make sure that your home presents itself in the best possible light on both the inside and out to attract buyers.

Some things to consider when preparing your home include:
           - The curb appeal of your home – you want to make your home attractive and inviting. Consider a fresh coat of paint
on the exterior and fresh landscaping.
           - Clean, de-clutter, and decorate your home
           - Fresh paint on the inside goes a long way in making your home look desirable
           - Make sure your house is free of odors
           - Consider what improvements can be made to your home
