THE IMPORTANCE OF MAKING YOUR HOME AVAILABLE!
Buyers can’t buy your home if they can’t see it. Making your home as available to show as possible is essential if you expect good results.
While making your home available to online viewers is your agent’s job…and it’s a critical one since most buyers are looking for homes on the Web…YOUR job is to make your house as easy to show to buyers and their agents as possible.
Does that mean 24 hours a day? Without notice? No, of course not.
But some sellers are too restrictive about showings, and may require unreasonable notice, say more than 24 hours.
Yes, life does get in the way when you are selling a home – kids, pets, jobs, working at home, and more can make it tough to be accommodating to buyers all the time. But you could be hurting your chances of buyers seeing your home, and thus taking longer to sell, by not making your home readily available.
I saw one listing today in the MLS when the home could only be shown in a 2-hour window, 1 day per week. Really??!!
Keep in mind that, like it or not, buyers are probably seeing other homes besides yours, depending on the local market. Trying to set up a schedule of multiple showings is a challenge, and buyers have busy lives, too, around which they must arrange their home search. The more flexible you can be with showings, the better the opportunity for YOU.
That also means being available for calls to make appointments, or returning calls (or texts) if that is part of the arrangement with your agent.
Keep this in mind - it’s likely buyers may assume you are not motivated to sell your home if it’s a challenge to gain access. I can’t tell you how many buyers have asked…don’t they want to sell? Do you really want to create that impression?
Lastly, be sure the instructions for showings, whatever they might be, are clear between you and your agent, and that the instructions in the MLS are correct. I can’t tell you how many times I have followed showing instructions in the MLS only to be told by the seller that they were wrong, or it was not convenient.
