NH Home Staging FAQ - Can You Help Me Choose A Real Estate Agent?

 

I've had many Home Staging clients ask me to help them choose a real estate agent.  I'm very happy to give the names of agents I've worked with and trust, but ultimately the decision is yours to make.

I suggest meeting with several agents and find the one you are most comfortable with. Personality is a major factor in finding the one that is right for you. 

Listen carefully when listing price is discussed. Price should not be based on what you think you should get, or what you need to get. The market determines price and you want an agent that knows your market. Choose the agent that does the best job justifying their suggested listing price.

Listening is not enough when marketing is discussed. Seeing is believing. Check the agent's listings....the pictures they use in the MLS will tell you a lot about their concept of marketing. 

If they aren't serious about MLS pictures,  you shouldn't be serious about letting them market your most valuable asset.  How Important are MLS Pictures?

 

When choosing a real estate agent consider this:

How impressed are you with the preparation and presentation of their marketing plan?

How serious are they about the preparation and presentation of your house for sale?

 

If you want to avoid extended time on the market, and multiple price reductions, choose the agent that suggests the most realistic price and understands the power of presentation!

John McCormack :  The most awkward time I was asked this question was during a consult when the seller told me that she hated her agent and wanted a new one.  It was the agent she hated that was paying for my consult so I convinced her to stick it out with the current agent. After the seller did everything I suggested to improve the appearance of the home, it sold rather fast, and she was glad she hadn't acted on her wishes to fire the agent.

Ironically, I had issues with getting paid from that agent.  It's the only time in 9 years of business that I've ever had to chase an agent for payment.

Great advice Sharon!  How the agent prepares for the listing appointment is a good sign as well excellent photos and marketing.  Just yesterday I ran across such poor photos for mid to high end homes - I just don't get that anymore.  Why do sellers put up with that?  Because they don't know quality?

Sharon- this is excellent advice.  Stagers are often asked if they know an agent and this is good advice to give.  Looking at an agents MLS photos and information can say a lot.

Hannah:  Many sellers just use the agent their friend or relative used. It has to be a good fit in order to work well together.

Anna:  It's beyond comprehension how we still see bad MLS pics out there. I don't understand how the sellers allow it.

This is excellent advice for prospective home sellers. It is a good idea to take a close look at the marketing materials used for previous listings.

That is very interesting Sharon. I have never heard the Realtor choice put this way. Web presence and marketing materials, photos are so important.

Congratulations on the feature! Well deserved. 

This is so true about what sellers should consider when choosing a listing agent.  I am soft sell during listing presentation but hard marketing!  You are right on the mark when suggesting they listen to the agent that knows their market and what the listing price of similar homes that sold has been recently.

Roy:  Not all agents are created equal and some talk the talk, but their listing photos say otherwise.  It's so important to check them out!

Noah:  I'm happy to have shared a new angle for you....thank you!

Anna:  Unfortunately there are agents that tell sellers what they want to hear, knowing that price reductions will be the result. It's a shame that sellers are deceived this way. Sellers have nobody to blame but themselves if they have other agents telling them to list for less and choose the agent who isn't being honest with them.

I have lost a few listings because I tell the clients about the reasonable listing price of their homes.  They list it with other agents at inflated prices and I usually get it on the second round...

Good advice Sharon. They also have to consider if they want a one on one type of agent or a team approach where they will deal with a team of agents not just the listing agent.

James:  I've heard of that happening many times. At least being the 2nd agent you have the benefit of the sellers being more willing to listen!
