The busy real estate season is upon us! New listings are coming in and home sales are keeping our office manager moving at warp speed. The Bozeman real estate market saw a 12% increase in new listings in April (number includes single family, condo and townhomes). This influx in activity is typical this time of year as sellers list their homes in anticipation of the busy buying season.
The increase in inventory is also reflected in the days-on-market. Historically, homes for sale in April tend to see a higher number of days-on-the-market largely due to the influx in inventory. We saw that trend continue this year as the average days-on-the-market went from 52 in March, 2015 to 80 in April.
The strength of Bozeman’s real estate market is evident with a 38% increase in homes sold compared to the previous month. The average sold price of a single family home was $364,924, a 5% increase over the average sold price in March. The average sold price of a condo in Bozeman during the month of April was $223,494 and the average sold price of a Bozeman townhome was $261,572. The total number of Bozeman homes sold in April was 115.
