Is an EXCLUSIVE Buyer agent Better than a Just a Buyers Agent?

You mean to tell me there is a difference? asked a buyer. What is the difference between a an "Exclusive" Buyers agent and just a Buyers agent? An exclusive buyers agent just represents buyers and does not list homes, where a buyers agent can represent just a buyer or can take listings and represent just the seller. The debate raged on, with a feature blog by Alan Mays yesterday, so when a buyer asked me today what the difference was, i knew i had to chime in. 

 

As the Buyer asked which was better, I let him know what the responsibilities of a buyer agent was, He looked at me with a stare and asked "Wouldn't an agent who lists homes know the secrets of the listing side that could then use that to guide me better through the buying process." Again before I could answer, his wife added "we want some one who knows every aspect of buying and selling, not just buying."

 

It seems before they called me, they interviewed many agents, one which was an exclusive buyer agent who did not have anything good to say about listing agents. This is not a battle. It is not even a war, It is a business transaction in the end to find the buyer their dream home at the best price and terms available. Taking a stand, getting ready to go to battle and knocking those who list the homes that makes the buyers dream a reality is not a good start. I am happy the buyer saw through this.

 

If you have read my blogs before, you know every day I stand on my soap box and shout that all agents are not created equal. The simple message is that hiring a good agent should yield good results when buying a home. In Summary, A GOOD Agent's job is to work with their Buyer or Seller through each step of the Buying or Selling process. It is not time for trial and error or short cuts.  LEARN THIS ONE FACT: One should know that All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest Agent or Company. It is important to Hire the BEST Agent. 1. CHOOSE THE RIGHT AGENT: As a Buyer OR Seller in this market you need every advantage you can to get your home sold. It starts with choosing the right agent. a. Ask for a Full time agent whose sole job is to sell homes. b. Ask for a Full service agent who will guide you through each step of the selling process. Discount brokers often equal discount services. c. Ask for a Local agent who knows your neighborhood and is readily available when you need them is a must. Out of town agents can leave you high and dry in your time of need. d. Ask for a well experienced Listing Agent can give you the advantages you need when selling your home. Not all agents are created equal. Choose only the best.  

 2. HOME BUYERS SHOULD START BY:  Getting a FREE PRE-QUALIFICATION with a local and trusted lender. Then take the next step and get pre-approved. They will look at your credit and financial picture and let you know what type of mortgage you may qualify for and what your interest rate and monthly payment may be.   

3. HOME SELLERS SHOULD START BYGetting a FREE MARKET ANALYSIS. Learn what your property is worth in today's market along with how ling it may take to sell. Good morning, Scott Godzyk I'll need to check out Alan's post....had a busy day yesterday....I would select a buyer's agent over an exclusive buyer agent because of their experience with the listing end....and a homeowner usually needs to sell first before buying, and may not want to deal with another agent through that process...

I will check All Mays post out..didn't read it. It's unfortunate there are agents who tear down other agents to try and make themselves look good. Many buyers see through that ploy and that is part of the reason the public has a dim view of  real estate agents!!

It is good to know all sides of a transaction. Being an exclusive buyer agent is just another marketing niche. Personally I prefer the selling side myself because buyers seem to constantly be in a multiple offer situation.

Hi Scott - I think your clients are right, but I'm probably biased. We work with both sellers and buyers, so we know what goes on on both sides of the transaction, and can counsel our clients about what the other guys are thinking.

Scott I'm with you on this one. I do believe it's helpful to buyers to have an agent that knows and understands all aspects of buying and selling a home.  And with that being said - I do know a few buyers agents that do a fabulous job for their clients. So much so I'm happy to see them showing a listing of ours.

Rob D. Shepherd i dont work as a dual agent, but on my listings, if a buyer calls and does not have a agent,  we can be transaction brokers for the buyers side.

It is why they love showing my listings, but then every know and then you get one that thinks they know everything, they are not afraid to tell you and push you around when doing it.
