We would love to list with both of you. Is that possible?

Yesterday I was asked the above question by a lovely couple whom I know well.

The short and sweet answer - No it's not possible.

But, I do understand why they asked me (and the other broker) the question.  It's either 1) They think the world of both of us and figure  the two of us together is a sure winner to get the home sold (after it failed to sell with a long time agent/friend) or 2) they  don't want to chose between us. Either way, it's not possible for both of us to list their home. And I don't do open listings and I'm sure the other broker doesn't either (just in case anybody asks in a comment). That subject is for another day.....ok.

Both myself and the other broker are ADRE real estate instructors. The lovely couple above are the owners of the school and we both work for them. They know my level of commitment to both my real estate business and teaching. And they know this about the other broker as well.  So you see, I can totally understand why they 'wish' that both of us could work on getting the home sold for them. They know we're both kick butt brokers!!

They're just thinking outside the box and tossing around ideas hoping something sticks. Which is exactly what a good real estate instructor does......just saying!

We would love to list with both of you. Is that possible?

That's a tricky one.  Sounds like it's time to put your names in a hat and draw one.

Chris Ann Cleland personally if I were them I'd let it rest for 90 + days and re-start in the fall as the home is in Scottsdale and really perfect for a snowbird. And yes - flip a coin - it's all good!

Great point for discussion Anna! I am sure they will make the best decision for them (you). Here, we can list and co-list a home for sale.

Timing is everything and you clearly know the best timing in the marketplace.  Score one in the Banana column.

Wanda Kubat-Nerdin list and co-list when it is two different brokerages?  That wouldnt happen here in AZ.

Chris Ann Cleland I know it slows down in that 'snowbird' market during the summer but so does the other broker. She's a smart cookie!

Anna Banana - that is an honor and maybe, as Chris said, the best solution might be to put both your names in a hat.

One can list and give the other a referral...just a thought Anna!

Anna - it's allowed here and done quite often.  Even agents with different brokerages list houses together!

I know the feeling.  It wasn't easy for me to choose an agent when I sold my home because I know so many and didn't want to pick one over the others.

It's been a long time since I ran in to that situation but I think it speaks volumes about the respect they have for both of you. I guess it's time to flip a coin!

we have had that question and our answer is the same as yours.  Generally it's when someone wants us because we're here at the lake and to list with another agent where their other house is to "pay a friend" and while I'd be happy to pay a referral for a listing, not willing to co-list.

While I don't know the logistics of co-listing here in California, I do know of an apartment building that was once listed by two different real estate companies. Both claimed to have the listing.   You've peaked my interest, I'm going to delve into the legalities of that in our state!

It's times like that when the decision is going to be made with the flip of a coin, or just call in the agent behind door #3

Tough call . . . . finding a common ground may be the answer . . . . Kubat Kubat - Nerdin has a creative idea to think about.

Good luck and success.

It would seem to be quite the challenge, but their reasons for wanting to do so are flattering.

It's not unusual to see co-listings at the high end homes in our area

Hi Anna - as both Margaret Goss and Jeff Dowler CRS commented it is allowed in our area.  Sometimes different brokers can bring a different skill set to the table and everybody wins.

The word exclusive gets in the way for most of us! I did know a sister team that would co-list properties and they worked for 2 different companies. I could never figure out how they did that Anna Banana Kruchten - Arizona's Top Banana of Real Estate!
