Duvall WA
As long as I remember, people have said that April is a hot month in real estate – a lot of homes go for sale on the market during April. That certainly has been true for Duvall.
Like the last two years, new homes on the market dramatically increased in Duvall last month. Active listings increased by 15 in April, bringing the total from 23 to 38 active listings. Sixteen homes sold during the month with an average selling price between $300k and $600k.
House prices have seen and increase, also – roughly 10% since January 2015 in Duvall. Available inventory is between one and two months – that means if no more houses were listed, all of the houses currently listed would sell in one to two months.
It is definitely still a seller’s market. If priced right, homes sell in a short time. Now is a great time to put your house up for sale. Prices have increased to the point where there are few short sales (sale price is less than the amount owed on a mortgage). This also means that people that were waiting to sell their homes are now doing so.
