Advice Every New Home Buyer Needs to Know
A few days ago I asked the ActiveRain community (a community of real estate professionals) the following question: “If you could give one piece of advice to a new buyer what would it be?”
After reviewing the answers I thought I would summarize what they felt the top 3 pieces of advice potential buyers (you) should keep in mind.
#1 – By far the number one piece of advice these professionals had for new home buyers was best summed up by Joe Petrowsky “To get pre-qualified by a really knowledgeable loan officer to make sure of all the options available and to make sure to address any credit challenges.”
· The first step for any buyer is to ensure you have your ducks in a row so that when you find that perfect house you are good to go.
· You will have a comfort level on how much you can afford and approximately what your monthly payment will be.
· Sellers will not accept offers without this prequalification so you want to make sure you have it in hand when looking for your dream home.
#2 – Pick an Agent and stick with them. Gita Bantwal summed this one up perfectly – “Interview more than one agent but work with just one buyer agent as the agent can show you all homes even new construction”
· You want an agent that is invested in you and your home purchase. You want an agent that is as loyal to you as you are to them. You want someone that is 100% in your corner and will represent you well.
· Interview and make sure you click, then have faith they are the right person to help you through this maze to home ownership.
#3 – Follow the advice of your “team”. As Barbara Todaro says: “Listen closely to what I am suggesting you do, and then DO IT.” Your team (your agent and your lender) will have your best interests in mind. They will give you some great dos and don’ts. Listen and follow. There is a reason for the advice and if you are ever unsure why they are giving it, ask “why”. Trust me, they have your back and want to protect you. We want you to know why we are saying it so ask. It’s ok. But trust me, there is a reason.
· For example when they tell you not to spend money there is a reason. They have seen deals fall apart in the last few days due to a couch or fridge purchase. When they say get an inspection they have seen the hidden nightmares. They are just trying to help protect your best interests.
There you have it. Advice from some of America’s best agents. You will read a lot of advice along your journey. Family and friends will be full of advice – they love you and care but they aren’t specialists. If you want the best possible experience, then please listen to these top 3 pieces of advice!
