If your realtor hasn't reccomended getting pre-approved before you go looking at houses, then get ready for heartbreak. With the small amount of houses for sale in the real estate market, each house is getting multiple offers, and often those are for the full asking price of the home, being pre-approved means you can be ready to go once you've seen the house, and you're agent can write the contract knowing that you've already qualified for the cash to purchase your new home. Plus in a competitive buying situation a buyer who's got pre-approval will always win out over someone who hasn't already been pre-approved by their lender.
2. Make sure you've got a great realtor.
We work with real estate agents all the time, it's kind of the nature of our business, so in busy market you're going to need a real estate agent that knows the value of getting pre-approved and an agent who has a great working relationship with a lender.
