Milton MA real estate continues to be a hot commodity. While total sales were almost unchanged from last year, the average sale price has increased dramatically from last year. Here is a rundown of the April 2015 Milton MA home sales report.
The MLS Property Information Network reported that there were a total of 14 Milton MA homes sold between April 1 and April 30, 2015. This was down only slightly from the 15 sold at the same time last year and exactly the same as the amount sold in March 2015. A 4 bed/1.5 bath, 1303 square foot Colonial built in 1924 sold for $325,000. Four properties sold for over $1,000,000 in April, too. One of these was a 5 bed/4.5 bath, brand new 5400 square foot Colonial/Cape style home that sold for $1,768,800, $38,900 over list price! For a bit of perspective, there were only two homes that sold for over $1,000,000 in April 2014.
The average sale price for a Milton MA home sold in April 2015 was $817,950. This was a 60.6% increase from the same time last year. If you take out the homes that sold for over $1,000,000, the average sale price dropped to $642,250. This is still a 26.1% increase from April 2014. However, the list price to sale price ratio has dropped from 102% last year to 100% last month.
What does all this mean for the Milton MA Buyer? It looks like Sellers are in the driver's seat at the moment. With the traditionally busy home buying season still ahead of us, that may continue to be the case. The Federal Reserve meets next month to determine whether or not to increase interest rates.
