Tammie, We know what a difference marketing makes in getting a home sold. Unfortunately, many sellers go with the big brand or the big agent in town without knowing how crappy their marketing is.  These are things sellers need to know before they hire an agent to list their home.

I agree pulling out that one items a target audience wants is very smart. I also agree that letting the client know this is the type of stuff you will do for them gives you a competitive advantage.

Tammie, this is the smart way to sell. If a home has unique advantages, rather than broadcasting to the world who won't care, it's infinitely smarter to target to the niche who very much cares.

It's not about how many emails or postcards or tweets you sent, it's about WHO you made the calls, mailings and social media reaches to.

All good points, Tammy.  If you're sending a postcard to renters, your postcard should let them know the value of rent vs buying, first-time homebuyer information, etc.

Dick - We definitely have an advantage because of our on-line marketing.

Kathleen Daniels - Sellers aren't usually comfortable with marketing that is "outside of the box". I will be competing for a luxury listing tomorrow. I don't have a fancy print package to put in the sellers hands. Much of what I do is digital. Sellers often prefer those beautiful brochures that agents will leave in their home where no one ever sees them. One of these days, I'm going to finally land one of these listings because a seller is willing to take a risk and see what I can actually do for him.
