You Don't Know What You Don't Know!

 

I was on a webinar today 5-13-2015, a promotion came via email last week.  It was a listing presentation webinar from a young guy.  He came off brash, presenting tried and true marketing efforts used before the internet boom but seemingly presenting as "new" methods. 

Well heck, I would have promoted it as a "Back to Basics" webinar.  He was also the a bean counter, he said about himself!  There are many of those these days, it fact I ran into one of the self promoted "Best Agents in San Diego" last month, of course he was inexperienced and also "Didn't Know What He Didn't Know! He didn't know how to deal with other agents, I can tell you that first hand, I asked somethings about a property he has listed,  he hung up on me!  I called back thinking we were disconeccted, he hung up again and I'm not sure why. He didn't want to answer questions about the home remodel I guess.

The Basics is stuff us veteran agents have been doing, using for decades (4 decades for me) and now he's doing a webinar seemingly as his brillant mind working to out do the rest of us.  But what was most concerning was his reference to this phrase "You Don't Know What You Don't Know" as he referred to others and the tactics he employed to move himself up the ladder, you know those pesky ethics things we arent' to use!!!  He didn't know about those things!  Is he ignorant, stupid or dosn't care about the rules?

1. He doesn't know about throwing other agents under the bus during his listing presentation and in fact a violation of our code of ethics. Just show them what you will do for them and leave the other agents to their own demise in your mind. I know you said you can beat every agent at the presentation, then do it clean!

2. He was a "Stats guy"!  One thing I have learned about "Stats" in our new age of the internet including and all these websites and apps...Stats can be represented in different ways, lets say to suit your needs.  Yes, there are agents that renew the listing in the mls every 30 days or some just renew as the offer comes in...LOW DAYS ON MARKET!  You use stats to prove your results and I use experience to built confidence, comfort and show them the money for real and not by your method of stats, hand picked stats of past, present or future.  You see, you stats can't pick my career up, in whole. I've had different license numbers, worked for a wholesale and REO team to which you can't find. I'll show the prospective client proof, proven programs in place while you were playing  on the school yard in 2001, around 9/11, everyone remembers that.  I'll show them proof during the real estate recession during the 1990's (91'-95') and I'll show them proof during the boom of the 1980's and how it's all tied together and how it can be harnessed and used in today's market.

3. He frigging went right into discussing commissions of his company, what others charge...in fact he discussed 5 of the 6 no no's if you read the Sherman Anti Trust Act. You Don't Know What You Don't Know!

Most of what I heard was boarder line unethical and if it wasn't it was dirty pool, at least in the days before the entitled came into the game.
For you experienced agents that work to a higher standard for our clients and ourselves, beware, the new breed is out there, use their systems against them and speak to your clients of real quality and not a perceived quality being presented by some hot shot.  I would suggest to the new agents, learn from an Experienced Company, then move on if needed but get the basics of our business down.

Another side to this is that a good portion of the general public isn't aware of the six pitfalls or how unscrupulous agents manipulate numbers. It's up to us to keep reaching out and educating consumers.

Lenn, I'm not sure but he is one of those guys coming out of the gates doing business and lots of it. Good for him, until someone like me here's his "story" and realizes he is just a guy using tackics we aren't suppose to use. In fact part of my listing presentation I will say, I'm not here to discuss what other agents will or won't do...I'm here to show you what I will do for you and how it will benefit you.
