There are currently 173 active listings (Up by 6 homes from March).
29 Residential sales are pending and awaiting close or lender approval (Down by 8 homes from March).
18 Homes Sold in April (Decreased by 3 homes from March).
The 34996 zip code area of the Stuart Florida residential real estate market retreated from the improved numbers of last month. Both pending sales as well as closed sales were off for the month as compared to March. A little bit of a disappointing report especially when looking at our other Stuart markets.
The one month absorption rate for the 34996 zip code area of Stuart Florida for April increased to 9.6 months as compared to March’s 7.9 months. Drifting to even a stronger buyers’ market. A balanced market, favoring neither buyer or seller is considered to be around a 6 to 7 month absorption rate.
The numbers for April of 2014 were: 186 active listings, 52 pending sales and 11 closed sales. Better sales activity this year, but the pending sales are off as compared to last year, which may mean slower sales in the immediate future.
