Hello,
I am not sure about your area, however in PA it is my understanding that you can not notarize a closing packet if you are directly or your office will benefit from that closing, (like obtaining commissions), per discussion with my real estate attorney. It is consider a conflict of interest.
It is similar to the banking laws, in which a bank may not use an internal notary to assist in inventorying the contents of a safe deposit box. They must use a notary who is not affiliated with the bank to provide the service.
You may want to check your state guidelines or speak with a real estate attorney.
Good Luck and Welcome!
