Vanessa:  Congratulations on your quick contract... I know your sellers are thrilled.   Yes, buyers need to speed up their decision-making time... you snooze, you lose.  More and more listings are priced to sell right now.

Things are really picking up here as well.  The spring thaw always has an impact, but this winter was really hard and really slow.  The pent up demand was unleashed as soon as the weather improved.

Vanessa, this is great news for your area. So much is pricing right and great condition. I've seen many in good condition but the home seller will just not come down to market and they just sit.

Vanessa, I am seeing the same thing happen here both with my Buyer Agents in competing situations and with me getting 2 offers on 2 different listings. YEA !!  But, you are right the buyers are taking too long to make their minds up and are loosing out.

Jan- Yes, i believe that all the denial we have seen the last few months while sellers adjusted to the "buyers" market is coming around and now buyers will have to move a bit faster, at least for now.

Brenda- The change in weather always brings a surge in activity. Here's to continuation and balance!

Gary- Yes, I have seen quite a bit of that too. It is hard to accept that  what you thought of as asure thing 2 yrs ago is now worth less than you hoped or thought or were told it would be. Those are hard lumps to swallow.

Missy- funny thing is, by the time they get it and change course something else will change. You have to feel for the public, trying hard to do the "smart" thing when being told several different things. I do not think it has to do with foolishness but simply not being sure where to turn for good strong advice.

I've had two buyers lose out on homes they love in the last two weeks because they thought they should wait! They didn't do it a 2^nd time that is for sure!

Vanessa, I'm finding the very same thing. I have, or had a gorgeous house that sat on the market for months. In the course of one week, I had five interested buyers and two of them bid on the same day. It went into a bidding war and the cash deal took the Prize...go figure??
