The median list price in Northeast Seattle (zip code 98125) is $482,500  up from  last week’s $450,000. The Market Action Index (see MAI chart below) has been trending down lately, while inventory is climbing.  These trends imply a weakening market.  Check in  next week to see how the  housing market in northeast Seattle  is shaping up.

Average days-on-market (DOM) 24 days up  from last week’s (22).

Percent of properties with price decreases 25% up  from last week’s 23%.

Supply and demand

The market has started cooling and prices have recently plateaued. Since we’re in the Seller’s zone, watch  for changes in MAI.  If the MAI drops  consistently or falls into the Buyer’s zone, watch for downward pressure on prices. c
