To post a listing or not that is the question

 Well, I'm looking for a consensus opinion here. What do you think of posting our listing on AR? Deanna and I have never done it. We have listed projects we work with in general terms and pricing but never a specific listing. We post our listing in numerous places on-line. So tell us your experiences.

My questions are:

Do you feel it gets additional exposure?

Have any of you has anyone had a potential client call on a listing posted on AR.

Do you think your listings belong on your blog?

What do you think the public thinks when they read your blog and there is a listing? Do they think it is nice, or a shameless promotion on your behalf.

I'm sure there will be many opinions on this but I would love to hear them. Deanna have always used our blog as a marketing / communication tool to future and current clients. So we have kept the listing separate. I am considering starting to post our listings on AR but let's see what everyone has to say.

Jason & Deanna - I would say without question that it would be a mistake not to do it. It is a great form of marketing that if done properly can be found high in the serps for the area that the home is located in. If I were a consumer I would think that the agent is doing a good job promoting the clients home. I have gotten a number of listings from my blog and part of that is others recognizing it is a good form of marketing.

I guess it does not hurt to post them in Localism since that is actually for the public.  After all, as listing agents we are hired to market their property.  I do however have a problem with agents posting the same listing numerous times a month or having teams all just copy and paste the same exact post.  I would think however that the public would not be that stupid when they see the same title 3+ times with the same information. I would think that they would think we had no originality. That to me is not blogging, just fishing for points.

I enjoy seeing properties from other areas and I think it is an appropriate location for the properties. No business yet but a few comments.

Bill:Thanks for the comment. That is one of the reasons we are having this discussions among ourselves. One of the problems we have faced before many of our listing sell fast due to area and the type of home. So once we post a listing on Localism it is there and maybe someone stumbles on it 4-5 months down the road would they be upset that it no longer available?

Eric and I post our listings.  That reminds me, I need to post a couple of new ones. 

I (obviously) think it's appropriate.  The only time it annoys me is when it takes 5 minutes to scroll past someone's listing.

We post all of our listings on AR & Localism.  I think getting the maximum exposure for your sellers is what we are being paid to do.

I have a contract for a purchase of one of my listings that made first contact by a comment to my blog - then accessed my website through my link from my blog.......I spend most of my time in localism......

Karen: Thanks for the info. Looks like you have some work to do.

Brian:I agree, so it sounds like you just post them to Localism is that correct? We do post our listings on every imaginable site on the web but it sounds like Localism is a great tool for you and your clients.

Julie:Congratulations this is what I wanted to hear. I'm not sure about the comment "I spend most of my time in Localism" am I missing something? Is their something seperate in localism?

Do any of you guys post virtual links in the listing on Localism?

Hi, Jason & Deanna! I would definitely post your listings to AR and Localism, and I see that a lot of others share this opinion! I post all of my team's listings. I think, besides the potential additional exposure to buyers, it also makes your marketing look that much stronger to your sellers, which makes them happy. And you never know where that buyer could come from and could find that particular home. 

We've also begun posting video slideshows of our listings to YouTube, and then including the videos in our listing postings here. I'm no techie, and even I could do it! =) And our sellers LOVE to see their home on YouTube and email the link to their friends...which makes us look great, too!

We have had only one call from a listing on our blog, but it doesn't take much time to do, so I feel that it's worth it.

The more places you can tell a seller their listing will be posted, the better.
