Make Your Very Best Offer First;

Then be Prepared to Spit out a Diamond!

Diamonds

My buyers and I had lost our previous three offers on some great homes. The offers were not bad it is just that it is a sellers’ market; one where there is not much available to make offers on.  Upon each offer I carefully explained that all homes were receiving multiple offers and we needed not to even consider a low ball offer much less closing costs.

I guess since I had talked until I was blue faced they took my advice when I told them you need to put your very best offer first…. And then be prepared to pit out a diamond.

It worked and our offer was accepted and yes we did have to spit out a diamond but we close in a few weeks!

In a market where inventory is scarce, your advice is vitally important for buyers to follow.  There is far too much competition out there, and homebuyers who try to lowball, will nearly always lose out!

Troy Erickson sometimes you have to tell just like it is. I like giving that speech before hand so I can go back and say, "remember when I said you may have to spit out a diamond? Well this is that diamond!"

Joe Petrowsky as you know not all listen... some of them have to get bitten a couple of times before they start listening.

Home buyers certainly need to be well prepared when facing multiple contract competition.

Sussie- you gave them good advice!  It's not easy for sellers and buyers to get accustomed to this different market when just a few years ago the buyers had the upper hand.

Home buyers understand negotiating.  What they don't understand is that the seller already did the negotiating when the listing agent helped them price the home to sell.

Sussie,

 That is good advice, I feel sorry for realtors when their clients do not get it that lowball offers do not work in a seller's market I am glad that they finally listened to your sound advice!
