Ed Silva ~ the foreclosure inventory in Charlotte is so low right now it's hardly worth looking for it. And even if you find it, it's no bargain here these days. People in Waterbury who are looking for a deal should hurry up and buy something before it all disappears the way it did in Charlotte. And of course, they should be calling you to help them do so.

Ed it would be nice to see the number of foreclosures go down.  Foreclosures may be a good deal for a Buyer, but they normally drag down property values, and that is not good for existing homeowners.

You still have a good selection of foreclosures for those buyers wanting to take advantage and build up some sweat equity. I'm glad you mentioned that option about a 203k rehab loan. I've found this type of program useful for those buyers looking at some homes that need work.

Ed, you're so right that foreclosures can sometimes take a little patience, but the rewards are there for those willing to stick it out. In my area the problem is that most of the nice foreclosures have been pretty well picked over.
