Gilbert, AZ now the 4th largest city in the Phoenix Metro Area

Gilbert, Arizona just surpassed Glendale as the Fourth largest city in the greater Phoenix Metro Area! Just one year after passing Scottsdale in total population, Gilbert continues it's rapid climb up the ranks of desirable places to live. 

According to the U.S. Census Bureau estimates, Gilbert added nearly 9,000 new residents between July 2013 and July 2014 catapulting us past Reno, Nevada, Garland, Texas, and Winston-Salem, NC to become the 86th largest community in the United States. We have experienced a growth rate of 3.8% bringing the total estimates to 239,277 residents. 

Millennial's and young families are leading the charge in this growth explosion. Over the past few years downtown Gilbert has transformed itself from an old, outdated, sleepy farm town into a bustling young, urban, hot spot! The layout of the new Downtown Heritage District lends itself well to the culture of walking and biking instead of driving and parking.  Hip and trendy restaurants like Zinburger, Barrio Queen, Postino's, and Joyride have all become must visit eateries. Multiple restaurants like Joe's Farm Grill and Sal's Gilbert Pizza have even been featured on the popular Food Network TV show "Diners, Drive-Ins, and Dives".

 

Gilbert is also the home of Agritopia, a highly desirable community built around the new urban farming culture that the Millennial generation is pioneering. Growing your own organic vegetables, raising free-range chickens, and collecting your own eggs is a rapidly growing trend among Millennials and you won't find any shortage of young environmentally conscious individuals in Gilbert leading the way.

As if all that wasn't enough to convince you that Gilbert isn't the old relic of a farm town it used to be, the National Association for Business Economics voted Gilbert as the #3 city in the entire Country for projected job growth in 2015. Gilbert was also voted the #2 safest city in the United States by Law Street Media for the second year in a row.

Beth - Gilbert is a great combination of different lifestyles although one thing we don't have is a "nightclub" scene which is fine by me. That's what Scottsdale and Phoenix are for. The City of Gilbert isn't too keen on allowing that sort of after hours night life.

I saw that report come out and wasn't shocked. Gilbert is a nice place. I am a native to AZ and can remember how small the town was....I can remember how small every town was...I even remember when nothing was around Metro Center except a 2 lane freeway...haha. Gilbert is a nice place to live indeed. I would say it is the nicest place on the south east side, in my opinion! I would watch for Glendale to try and pass back for the 4 spot but they will need to get going.

I've heard of Glendale but not Gilbert. It sounds like the place to live and I'll bet the value of homes will go up there faster than its surrounding cities. I really like what they did to improve the quality of life in Gilbert. It sounds great!!!

Lou - You're not kidding. There are a lot of new commercial developements being built as new companies are locating here as well.

Roger - Hey, you read my post about the water parks! It's not too hot in a nice cool pool!

Mike - I could have done without the tremendous eye sore that is Top Golf but other than that the city planners have done a good job. 

Fred - I certainly am in the right place at the right time. Let's see if I can capitalize on the opportunity!

David - Even if you work in Phoenix, Gilbert is only about a 20-30 min drive away.

Mike - I actually haven't been out to Glendale in a few years. It's way over an hour drive and I don't do any business up that way. Is Glendale having a population boom too?

Patricia - I've lived here since Gilbert was a pass through farm town and to see it completely transform in to one of the most rapidly growing cities in the Country has been strange but fun. 

Conrad - You can't drive more than two miles around here without seeing new build construction going on.

Kat - Josh and I are targeting Agritopia as our next home destination. Once our girls graduate high school we want to turn our current home in to a rental and find a place in Agritopia.

James - There's several meanings in the Hebrew language for Zion but mostly it means "Strong City on a Hill". I liked the imagery of the "city" aspect because of real estate and I liked the fact that it was on a hill signifying great status. There's a little more to it than that but that's the quick explanation.

Gabe - I certainly hope so. I couldn't have picked a better spot to be in.

Joe - It's helping everyone except for first time home buyers under 200k. By the end of the year they will be completely priced out of Gilbert.

Nicole... that's impressive. And I'd never heard of Gilbert until I came to AR. And now, I not only know about Gilbert but also have clients moving next month from Gilbert to Charlotte on a job transfer. (Sorry, no referral--they've been renting.)

Take that Reno, Garland, and Winston-Salem! (OK... I shouldn't sass them... I know people there.) But hey... I remember the Gilbert that had many a dirt road and fields as far as they eye could see (without glasses on).
