Advice to Sellers:  Don't Miss an Opportunity - Allow your Home to be Shown 

 

Sellers often have a little heartburn when it comes to putting their homes up to be shown by all agents within a particular MLS area.  The question most sellers ask is: 

       1) Can I be notified before my home is shown? 

       2) I only want my home shown between 2PM - 4PM.  

       3) I want my Realtor to be their every time my home is shown. 

One item Sellers need to take in to account is that Realtors now have more control to track Who, When and the Time  their homes were accessed.  In the Fayetteville/Fort Bragg MLS system we have two very important systems that Realtors use, CSS (Centralized Showing Service) and the Supra System. 

CSS allows the Realtor to input your home into a system that is monitored and tracked.  Realtors who want to show your home all call into this system with their ID and PW.  Once the ID and Password are provided, the Realtor then provides the MLS number of the homes to be shown.  

The second system we as Realtors use is our Supra Key system.  Our supra keys allow only allow Realtors to access the home.  The Supra key also notifies the listing Realtor when the home is being showed and also the CSS system sends a notification.  

Sellers please allow us as Realtors to give your home the opportunity to show and sell.  Realtors are professional and you should choose one based on the advice provided.  My Team also encounters issues when showing buyers homes of Sellers who have certain limitations.  Typically, if their are restrictions on When, How or Whom can show that home it often doesn't get shown. 

A motivated Buyer has the mindset that if your not ready when I'm ready, the Seller must not truly want to sell their home.  Sellers, remember the goal is to, "Sell your Home".

I can understand a courtesy call to the seller prior to showing, but please sellers.....  listen to what Eric has to say!

Just last Friday I was out with buyers who were pre-approved and ready to go.  Uncharacteristically, one of the homes on the list said to call the seller to show.  I did.  She declined the showing in a voice mail.  She said she'd be happy to reschedule for another day.  We hadn't planned to be out another day.  I called her back and after a long conversation, I assured her the buyers were mainly interested in room layout and condition of the home.  Nobody was going to "white glove" the place and snicker over her housekeeping.

The buyers loved the house and wrote an offer that now has an agreed-upon counter.

Eric... everything that you wrote is true.  I have seen showing logistics get in the way several times and months later when the house still had not sold the sellers continue to say, "Remember that buyer who I turned down the showing on?  I am still kicking myself that he/she was the one who would have made me an offer."  Take a lesson... don't let this be you!
